How we rate

A rating, a timeline and a cost on every finding.

A ticked checklist is not a condition report. Every element we rate gets a short narrative: where it is, what we saw, the probable cause, what happens if it is left, and what to do about it, with an estimated cost and timing window and its remaining useful life.

Good

Performing as intended. Normal maintenance.

Fair

Wear showing. Repair or replacement needed, not urgent.

Poor

Defective or near end of life. Plan and budget now.

Critical

Safety, habitability or failure risk. Act immediately.

Straight answers

What a BCR doesn't cover

Destructive testing or opening up walls (unless agreed)

Design of the repair work

A full building-code or accessibility audit

A Phase I/II Environmental Site Assessment

A property valuation

A guarantee that no hidden defects exist

Add in the same visit

Specialist testing we can add

Thermal imaging of the envelope and roof

Drone roof inspections for large or unsafe roofs

Asbestos and mould sampling with lab results

Crawlspace robot inspections

WETT inspections on wood-burning appliances

Septic and well inspections on rural properties

If we see structural distress or other issues beyond our scope, the report names the specialist review you need, for example a structural engineer or sewer camera inspection.

BCR FAQ

Building condition report FAQs

What is a building condition report?

A building condition report (also called a building condition assessment or property condition assessment) records the physical state of a building on the day it is inspected. It rates each major element, sets a priority and timing for repairs, estimates remaining useful life, and puts an opinion of probable cost against the work.

How is a BCR different from a home inspection?

A home inspection tells a buyer what is wrong with a house. A BCR goes further for owners, lenders and managers: it adds condition ratings, priorities, remaining useful life, cost tables and a 10-year capital plan, and it scales to commercial and multi-family buildings.

How much does a building condition report cost?

Every BCR is quoted up front. The price depends on building size and type, the number of units we sample, roof and mechanical access, and the documents available. Send us the details and you will get a fixed written quote, usually within one business day.

How long does it take?

Most reports are delivered within a few business days of the site visit. Larger or multi-building sites take longer. Tell us your condition or closing deadline and we will schedule around it.

Is a BCR the same as a reserve fund study?

No. Alberta condominium corporations need a reserve fund study, report and plan prepared by a qualified provider. We offer those separately, prepared by a professional engineer. See our reserve fund studies page.

Is a BCR an environmental assessment?

No. We note suspected hazardous materials such as asbestos, lead paint, mould or storage tanks when we see them, but a BCR is not a Phase I or II Environmental Site Assessment unless one is added to the scope.
